HVAC sanitization and antimicrobial treatment in Mississauga.
EPA-registered antimicrobial fog applied after duct cleaning — eliminating odours, mould spores, and allergens at the source. Safe for children and pets once dried.
Clean ducts.
Treated and deodorized.
Duct cleaning removes physical debris. Sanitization goes further — treating the duct surfaces with an antimicrobial agent that eliminates mould spores, bacteria, and the odour sources that mechanical cleaning alone can't reach.
- EPA-registered antimicrobial agent — not a fragrance masker
- Applied as a fog through the full duct system post-cleaning
- Eliminates mould spores, bacteria, and odour at the source
- No residue left in ducts after drying
- Safe for children and pets once dried (1–2 hours)
- Recommended annually for allergy sufferers and pet owners
When to add sanitization
- Moving into a new home — unknown history
- After a renovation — drywall dust creates a breeding ground
- Persistent musty smell coming from vents
- New pet in the household
- Allergy or asthma flare-ups with no obvious cause
Two steps.
After the clean.
Sanitization is applied at the end of the duct cleaning visit — no separate appointment required.
Duct cleaning
Sanitization is most effective on clean ducts. Physical debris is removed first via HEPA vacuum so the antimicrobial treatment can reach the duct walls directly.
Antimicrobial fog applied
The EPA-registered agent is fogged through the full duct system from the air handler. It reaches every branch, register, and return — then dries residue-free within 1–2 hours.

What product is used for HVAC sanitization?
We use an EPA-registered antimicrobial agent applied as a fog through the duct system after cleaning. It's designed specifically for HVAC use and leaves no residue once dry.
Is it safe for children and pets?
Yes, once dried — typically 1 to 2 hours after application. We'll tell you when it's safe to run the system again before we leave. It's not a chemical you want to breathe while wet, which is why we recommend being out of the home during treatment.
How long does the treatment last?
Typically 6 to 12 months under normal household conditions. Homes with pets, allergy sufferers, or post-renovation dust may benefit from annual reapplication.
Do I need to leave the house?
We recommend leaving for 1 to 2 hours while the fog settles and dries. The HVAC system should not be run during this window.
Can sanitization be done without duct cleaning?
It can, but it's significantly less effective. Applying fog to dirty ducts means the antimicrobial agent has to work through a layer of debris before reaching the duct walls. For best results, always sanitize after a proper clean.
